Properties in Spain increase their attractiveness as investments

The Spanish real estate market begins to revive, and especially the residential properties in Spain have recovered its attraction as a main product for making an investment: buying an apartment or a house in Spain for rent at the end of 2015 had a profitability of 5.5%, two tenths more than the previous year, according to the latest report on profitability, prepared by the Internet site Idealista. This improvement is due in large part to the significant increase in prices of renting in relation to sales prices of properties in Spain.

It should be noted that the most attractive objects for investors are commercial real estate in Spain that offer a gross margin of 7.3% compared to 6.9% a year ago. Meanwhile, garages have increased their annual profit in eight tenths to 4.4%, while offices have been established as the only product on the Spanish property market, which has lost some of its attraction as an investment during the year 2015, i.e., from 6.7% last year to 6.6% today.

However, the overall result of the report published on the investment in Spain has shown that each of the investment products analyzed in late 2015 had higher levels of profitability than those recorded the previous year, except for the offices. Therefore, investment in real estate in Spain is much better than, for example, the purchase of government bonds of 10 years, which offer a yield of 1.7%.

Among the capitals of the Spanish provinces, Lleida is the most profitable in terms of buying a house or apartment in Spain, with profitability of 7.9%. It is followed by Las Palmas de Gran Canaria (6.4%), Palma de Mallorca (6.2%), Alicante (6%) and Huelva (5.9%). The profitability of residential property in Barcelona is of 5.4% and is slightly higher than that of Madrid (5.3%).

At the same time, the lowest yield of a property in Spain occurred in cities such as Ourense (3.4%), San Sebastian (3.6%), La Coruna (3.6%) and Lugo (3.8%).

Meanwhile, the business offices in Spain are the most profitable investment product, which is found in most of the capitals of Spanish provinces. The highest yield in this case was recorded in Córdoba (8.8%) and Las Palmas de Gran Canaria (8.3%). They are followed by Girona (8%), Zaragoza (8%), Barcelona (7.7%) and Madrid (7.6%).
