Real Estate Market in Spain for the third quarter of 2013

6.3% of property owners in Spain have reduced rents in October 2013. Overall, 15,700 apartments and houses, 11.5% more than in September 2013, available for rent, have become cheaper. The average cost fall occurred at 7.7% compared to the previous price, or 57.8 euros per month. Most real estate for rent fell in Spanish provinces such as Madrid (9.1% ), Barcelona (8.4% ), Vizcaya (7.4%) and Ciudad Real (7.4%). At the same time in Teruel (3%), Almeria (3%), Huelva (3.1%) and Lleida (3.1% ) were registered the smallest decrease in the cost of rent for housing.

All market indicators of the Spanish property point that rents in the state continues to decline.

According to a major real estate portal in Spain Idealista, in October 2013, 15,753 owner have chosen to lower the cost of renting their property to more competitive costs. Representing 6.3% or 248,326 of the total number of objects exposed for rental property. This figure shows that a growing number of owners are reduced rent. For example, compared with September 2013, this difference was 11.5 %, or 13,128 properties that have become cheaper.

On the other hand, the published data of the Ministry of Development of Spain registered notary transactions of purchase and sale of real estate over the period of the third quarter of 2013. Official figures say that there were 70,196 real estate transactions in Spain during this period.

These data suggest reducing the number of purchased real estate as compared to the same period in 2012 by 6.8 %, but at the same time, the number of transactions increased by 1.4% when compared to the period from October 2012 to October 2013 with the previous 12 months. 13,918 (19.8%) of registered transactions were carried out with a new property in Spain and 56.278 (80.2 %) transactions – with the secondary real estate.

Also, the Ministry of Development published the data that released the nationality of buyers of Spanish property. In this case, 12,070 (17.2%) of the total number of transactions of purchase and sale for the third quarter of 2013 were made with foreign citizens living permanently or not in Spain. It became the most high index recorded from 2006 to 2013.
