The average cost of property sold fell 35% from 2007

In June 2013, the average cost per square meter was 1,206 euro, which is 13.3% less than the same figure in 2012.
Now buy a property in Spain is 34.9% less than before the economic crisis. The cost of housing sold has decreased  significantly by 34.9% since 2007. In June 2013 the sale of real estate average price per square meter was 1,206 euro, 13.3% less than in June of the last year. According to the official data published by the Notary Council of Spain.
In addition, in June 2013 declined the number of operations on purchase and sale of real estate in Spain. In particular, in June 2013 it was sold 26.9% fewer homes than in June 2012. The sales of apartments fell on 27.7%, as well as other types of real estate sales fell 23.4% per year.
As for the cost per square meter, there is also the largest drop occurred in the case of apartments, by 15.6% less than last year. And in June 2013 the average price per square meter of an apartment was 1,305 euro, in the case of a private home for one family – 972 euro per m2, so 4.4% less than last year. The most significant cost reduction occurred in the secondary housing market, 28.9% less than in June 2012.
On the other side, the data suggest that only 31.4% of the carried out in June 2013 transactions of purchase and sale was made with external credit. The number of requested public mortgages for the purchase of real estate has fallen by 39.8%, which is an extension of the trend established because of the tendency of the economic crisis in the country. The average mortgage is issued for a value of about 80% of the total value of real estate.
At the same time, the average size of a mortgage loan for the purchase of residential properties in June was 108,602 euro (10.1% less than last year) and 146,183 euro (down 9%) – on the purchase of another type of real estate.
