According to the study of the Idealista portal, investment in the residential real estate in Spain, regardless of the type of products analyzed, offers three times more benefits than the purchase of 10 years’ government bonds. That is, the profitability of the investment in housing in Spain for its subsequent rent increased to 7.1% from 5.8% of the previous year, due to the strengthening here of the demand of houses and flats for rent. However, according to the study, which is based on a comparison of sales and rent prices of various types of real estate in Spain for the calculation of their gross profitability, commercial premises are still the most profitable investment in the Spanish real estate sector. The purchase of commercial premises in Spain for subsequent rental offers a gross return of 8.3%, compared to 7.7% a year ago.

At the same time, the offices in Spain offer their owners the profitability of 7.5%, when the figure was 6.9% last year. Garages in Spain are the only real estate product that has reduced its profitability this year from 5.6% in the first quarter of 2016 to 5.2% in 2017.

Among the capitals of Spanish provinces, Lleida recorded the most favorable indicators of profitability of residential properties in Spain, with 7.6%. Then follow Las Palmas de Gran Canaria (7.5%), Huelva (6.8%), Alicante and Palma de Mallorca (6.5% in both cases). The profitability of residential properties in Barcelona rose to 5.3% in the first quarter of this year, and it is lower than that of Madrid (6.1%).

However, the lowest rates were recorded in Ourense (4%), La Coruña (4%) San Sebastian (4.2%) and Lugo (4.4%), where residential property owners can count on mentioned above annual rentability of their houses and apartments in Spain.

The profitability of commercial premises in Spain, on the other hand, showed that they were the most profitable product in most of the capitals of the Spanish provinces. The highest yield can be expected from commercial premises in Malaga (11.5%), Vitoria (9.4%), La Coruna (9.4%), Las Palmas de Gran Canaria (9%) and Zaragoza (8.8%). In Barcelona, ​​in this case, the rate is 8.4%, while in Madrid it remains at 7.6%.

Palencia offers profitability rates less attractive for the investors, in case of rental of commercial premises, that is, only 5.1%. It is followed by Castellon (5.2%) and Jaen (6.2%).

Meanwhile, offices in Spain don’t stay behind the commercial premises in terms of gross profitability. In this case, statistics say that Guadalajara offers investors the most remarkable and interesting possibilities, from 8.2% of gross profits. They are followed by Zaragoza (7.2%), Cordoba (7.1%) and Malaga (7.1%). The profitability of offices in Barcelona was 6.4%, while in Madrid it was 6.2%, according to the published report.
