Property & Houses in Costa Garraf

The Costa Garraf can rightfully be considered the “Coast of Barcelona”, as the beaches on this part of the Catalan coast stretch for 40 km from Barcelona itself to the south, and include the towns of Gavà Mar, Castelldefels, Sitges, and Vilanova i la Geltrú. Completing this list of towns is Cubelles, which is often mistakenly believed to be part of the Costa Dorada. This is no coincidence, as the infrastructure and appearance of the town, as well as the density of its permanent population mirror the characteristics of other cities on the Costa Dorada. The most popular places for permanent residence are the towns of Gavà Mar and Castelldefels, with beaches spanning 11 km. Holidaymakers and those who appreciate high-end real estate flock to the Costa Garraf. Every year, the beaches are becoming increasingly crowded but due to the small number of hotels, the majority of holidaymakers here come from within Spain.

To get to Sitges, which is 35 km from Barcelona, you will have to pay a toll to take the tunnel route or take a spin on a mountain road that is as dangerous as it is picturesque. Sitges is sheltered by the impregnable cliffs of the Park Natural del Garraf, which plunge into the sea, creating occasional small sandy coves that can be excellent places to relax in. One of them has lent its name to the entire coast and still exists today as the small fishing village of Garraf.

Sitges, rightly called the pearl of the coast, is a popular resort town. It has an easygoing and liberal atmosphere, as well as being renowned as the gay capital of Catalonia, which attracts people from many different cultures looking for relaxation, as well as quite wealthy Catalans, who seek out its particularly arty and bohemian ambiance. A “high class” aura dominates the city’s atmosphere, and it is far from being a mid-level tourist destination.

The Costa Garraf is a special place for various reasons. Its uniqueness is not only due to its proximity to a city like Barcelona, which rightfully gives the Costa Garraf the status of a suburb. The excellent road infrastructure and the new traffic interchanges have significantly reduced the number of traffic jams, compared with other areas; the presence of El Prat International Airport, the best yachting ports in Catalonia, the number of international schools, and, of course, the clean sandy beaches create great demand in the housing market. The Costa Garraf is an ideal place to live outside the city, while retaining the ability to travel easily and comfortably to Barcelona.

The urbanisation of the coastline changes like a colourful kaleidoscope, – Gavà Mar, Bellamar, Rat Penat, Terramar, Can Girona raise the prestige of the area and reflect the high-level status of the owners of the luxury properties on the Costa Garraf.

The property market in Castelldefels and Sitges consists of houses and villas, many of which have been there for over a decade. If your property of choice is a flat, the best option is an offer in a closed condominium with a pool. Families with children often tend to purchase a townhouse, becoming an owner in name only, and a flat for the convenience of upkeep.

For budget offers in new builds, it is better to look at Vilanova i la Geltrú. The city is still not overly urbanised and the prices of apartments by the sea may be more to your liking.

Cubelles offers a wide choice of residential property for sale, most of the real estate is either apartments or townhouses. Arriving here in the winter months, you may be surprised at the number of tightly closed shutters and blinds. So, if your visits to the shores of Catalonia are going to be limited to the summer months, take a look at buying a property in Cubelles: the sweeping white sandy beaches, the cafes and restaurants, and the evening promenade along the seafront will leave a lasting impression on you.

The only drawback to the Costa Garraf’s seafront is its small size and the small number of properties on offer, compared to the demand. Lusa Realty has specialised in real estate in Gavà Mar, Castelldefels, and Sitges for many years and can always offer a number of properties that will satisfy your requirements.
